‘Harry Potter’ Leavesden Experience Blocked by Authorities
A Harry Potter-themed Airbnb located just minutes away from Warner Bros. Studio Tour London – The Making of Harry Potter faces an uncertain future after local officials refused retrospective planning permission.
According to the Watford Observer, Watford Borough Council has refused retrospective planning permission for The Lumos House, a short-term rental property located in Leavesden, Hertfordshire, roughly seven minutes away from the world-famous attraction.

The themed property had reportedly been operating as a holiday let since November 2025 before the owner submitted an application in March this year in an attempt to legitimize the business.
However, neighbors raised concerns over noise and disruption caused by guests staying at the property, which had been configured with seven beds across four bedrooms and could accommodate up to eight visitors at a time.

In its decision notice, the council concluded that the operation “would harm the living conditions of the occupants of neighboring properties with regard to noise and disturbance.”
Officials also stated that it was “reasonable to suppose” that the property “would be conducive to a party-style use as described by nearby residents.”
The owners argued that the business played an important role in supporting the area’s thriving film tourism industry and pointed to strict house rules that prohibited excessive noise between 10:00 p.m. and 9:00 a.m. Ultimately, however, the council determined that such rules would be difficult to enforce in practice.

The Lumos House itself fully embraced its wizarding inspiration, featuring Harry Potter posters, themed decorations, Hogwarts-inspired artwork, and even a sign directing visitors to the “Ministry of Magic” above one of the bathrooms.
To complicate matters further, the council noted that the building holds local historical significance and argued that turning a traditional family home into a high-turnover tourist property would negatively impact local housing availability.
While the current application has been rejected, the owners are free to submit a revised proposal in the future.
For now, visitors hoping to immerse themselves in the Wizarding World will have to settle for Warner Bros. Studio Tour London itself, which remains one of the UK’s most popular tourist attractions.
