Disney Is Opening a New Orlando Resort in 2027, and Most Guests Cannot Book It
Disney Lakeshore Lodge has been one of the more anticipated Walt Disney World Resort announcements in recent years. The Bay Lake location near Fort Wilderness and Wilderness Lodge. Nature-inspired storytelling drawing from Bambi, Pocahontas, and Brother Bear. Magic Kingdom fireworks views from the water. Nearly 1,000 accommodations ranging from studios to multi-bedroom villas. A summer 2027 opening target. The concept art alone generated significant excitement across the Disney community.
A new state filing just revealed a detail that changes how most guests should think about booking a stay there.
What the Filing Says
Disney Vacation Club has filed the Resort Use Plan for Disney Lakeshore Lodge with the state of Florida. The filing lists 45,552 timeshare weeks under the project details.
That number matters because earlier in this project’s development, when it was still being discussed under the Reflections name, there was genuine speculation that Lakeshore Lodge might operate as a mixed-use resort with traditional hotel rooms available to the general public alongside DVC villas. The filing strongly suggests that it is not the direction Disney is taking. The estimated 876 vacation homes point toward a resort that is DVC-heavy to the point of being exclusively DVC, meaning non-members may have no traditional booking path at this property at all.
The filing also establishes Lakeshore Lodge as a Restricted Management Entity, placing it in the same category as Disney’s Riviera Resort, The Cabins at Disney’s Fort Wilderness Resort, and The Villas at Disneyland Hotel. That designation means resale buyers will face the same booking limitations that have been debated heavily within the DVC community since Riviera introduced the resale restriction model. Points purchased on the secondary market have fewer booking options than those purchased directly from Disney.
Does Disney Need Another DVC Resort
Disney Vacation Club currently has 17 properties in operation serving more than 250,000 member families. Recent additions include the Island Tower at Disney’s Polynesian Villas and Bungalows and the conversion of Fort Wilderness cabins into DVC accommodations. Lakeshore Lodge would add roughly 876 more vacation homes to that inventory.
For DVC members, the filing is straightforward good news. A new resort along Bay Lake with immersive nature-inspired storytelling, Magic Kingdom fireworks views, and a prime location between Fort Wilderness and Wilderness Lodge is a meaningful addition to the portfolio, regardless of the resale restrictions.
For non-members who have been tracking Lakeshore Lodge as a potential future Disney World hotel stay, the filing is a different story. The mixed-use possibility that once existed appears to be off the table. Accessing Lakeshore Lodge will likely require either a DVC membership, a direct points purchase, or a points rental arrangement.
What Is Still Unknown About the Resort
Disney has not released dining details, recreational amenity information, or the specific features that will define the day-to-day guest experience. More details are expected as the summer 2027 opening approaches.
The resort is coming. It is for Disney Vacation Club members. And most Walt Disney World guests will need a membership to access it.
