Disney World hotel rooms have never been cheap, and nobody booking a deluxe resort in 2026 is expecting a budget experience. But there is a difference between expensive and overpriced, and some guests staying at Disney’s BoardWalk Villas are starting to draw that line out loud.
The complaints are not mostly about the resort itself. BoardWalk Villas sits along Crescent Lake in one of the best locations on the property, within walking distance of both EPCOT and Hollywood Studios. The turn-of-the-century Atlantic City atmosphere, the Luna Park Pool, the boardwalk dining and nightlife, all of it adds up to a genuinely distinctive resort experience. The summary: small room, tight bathroom with a single sink, no privacy curtain or door, and a water outage one afternoon that was not handled to the guest’s satisfaction. The reviewer drew a direct comparison to Disney’s Caribbean Beach Resort as a cheaper option that offers more space and privacy for the money.
Other guests who reviewed the property independently have described their frustrations. One described a water view room that did not match what they expected from the designation. Another documented a room that was not ready until 8 p.m., key delays at check-in, and a missing personalized welcome screen greeting that longtime DVC members have come to expect as part of the experience. A third praised housekeeping and maintenance but described paper-thin doors that let neighboring conversations carry straight through, and a room assignment 275 steps and 46 doors from the nearest elevator despite specifically requesting proximity to it.

A studio at BoardWalk Villas is designed for efficiency, not space. Solo travelers or couples who plan to spend most of their time outside the room may find the footprint perfectly acceptable. The EPCOT walk is genuinely short, the location justifies a premium, and the resort amenities are solid.
But when the nightly rate exceeds $700, efficiency starts to read differently. A tight bathroom and a single sink feel like compromises in a budget room. In a room at this price, they feel like oversights. That is the math guests are doing, and some of them do not like the answer.
What Is Also Happening at the Resort Right Now
Before booking, guests should know what is currently underway. Disney has confirmed refurbishment work in select areas of BoardWalk Inn through late 2026, with some daytime construction activity visible and audible. Most amenities, including dining, recreation, and merchandise, remain available.
Starting January 11, 2027, through April 2027, Luna Park Pool, the Luna Park Crazy Play Area, and Leaping Horse Libations will close for routine maintenance. The Villas Pool and Inn Pool stay open. And the Disney Skyliner closes for refurbishment January 24 through 30, 2027, with complimentary bus transportation running as an alternative during that window.
Is It Worth It?
That question has a different answer depending on who is asking. For a couple planning to use the room mostly as a place to sleep between long park days, the BoardWalk Villas studio location is hard to beat, and the price may feel justified. For a family expecting space and privacy proportional to what $700-plus implies, the room has a real chance of feeling like a letdown.
The overall reviews suggest most guests leave satisfied. But the specific complaints about the studio are consistent enough to suggest a pattern worth knowing about before booking.
